BOUNDARY LINE ADJUSTMENTS OR AGREEMENTS

While performing a boundary survey, the surveyor may encounter lines that are vague in description, do not agree with possession or appear to be located in a position other than where all adjoining owners believe. In such cases where there is a discrepancy, dispute or uncertainty as to a lines true location, all the adjoining owners may agree on a location. This can be completed with the recording of an agreement and followed by the acquiescence to the agreed line by all the adjoining owners.

In other situations where a line's true location is known, but one or more owners wish to move the line and sell or acquire more land, the process is known as a Boundary Line Adjustment (BLA).  The state has specific guidelines for such a process and each County uses those guidelines but has their own in-house process to adjust the desired boundary.  The client will usually require the services of their Land Surveyor and Title Company to complete the process.
